Buyer's Agency
When you are looking for a luxury home you need to be sure about the agent who is looking out for your interests. When you call a number on any marketing piece, whether it’s on the internet, a classified ad, or a sign, you are calling the listing agent, officially called the Seller’s Agent. That title should tell you something. That agent’s goal and responsibility under the law is to sell that home at the highest possible price in the shortest possible time. Is that the right home for you? Is it in the right area for you? That’s not the concern of the Seller’s agent because as the name implies, that agent works for the seller. After all, do you want to pay the highest possible price? Of course not!
Buyer’s agency makes the most sense because, as that name implies, I work for you, the buyer, not the seller. I can show you a variety of homes in a variety of locations without the conflict of wanting to sell a particular home or set of homes. I can point out the good and the bad in each home, and help you decide what the right price for the home is. When I negotiate, I negotiate with your best interest in mind, not the seller’s. In addition, I can offer you a much greater level of privacy. I only reveal what you want me to reveal, and keep everything else, including your identity if you so desire, confidential.
What’s the best location for your lifestyle? Which area has the best schools, country clubs, and access to the amenities that are important to you? These are the things that are important to you and they are best served by someone who works for you.
What’s even better is that in most cases, most, if not all of the commission is paid by the seller not you. This comes without giving up or compromising any of my fiduciary responsibilities to you. In other words, my loyalty is to you regardless of where the compensation comes from.
All licensed agents can act as buyer’s agents, but not all are equal. First I am a broker, not an agent. All the agents in my office report to me. As an ABR (Accredited Buyer’s Representative) I have special training and am recognized by the Nation Association of Realtors as a Buyer’s Representative. In addition I am a member of The Institute for Luxury Home Marketing, an exclusive organization whose main goal is to train Realtors in the unique skills needed in this highly specialized market segment.
